What Level of Services Do You Need From Your Realtor?

Customer Level Services

We can show you homes listed in the MLS that meet your requirements.

We can inform you of the price each home is listed for. 

We are required to negotiate the contract to the benefit of the seller.

We are required to share information about you with the seller's agent.

We can only disclose facts about the property and area that are beneficial to the seller.

We can answer only direct questions relating to public information. The only exception is material adverse defects in the property that I know about. These must always be disclosed.


Client Level Services

We can show you homes listed in the MLS, For Sale by Owners and contact owners in your favorite neighborhood to search for those who are thinking of selling.

We can perform an analysis of sales prices of comparable homes and advise you on a reasonable offer for the home you select.

We will negotiate the contract to YOUR benefit-price, terms and protective clauses.

We will share any information we know about the seller with you and keep your information confidential.

We will tell you all we know about the property and area.

We will suggest to you any questions you should be asking in order to protect yourself and your interests.

We will do everything in our power to make your home buying experience the best possible.


I'm sure you can see the benefit of client-level services. The best news is that having us represent you as our client probably will be free to you! Most sellers have already agreed to pay the full commission for a buyer's agent. If you are considering a property where the seller has not agreed to this, we will inform you before you see the property. You can then decide whether to see it and we can discuss options available.

We are working with you, we want to be working for you and protecting your interests! We would like to commit to giving you 100% of my efforts. All we require from you in return is that you commit to working with us.

Buyer representation is like having an attorney represent you with the other side paying for it!  Where else can you find such value?  Also, please remember when you go to a new construction site, the agent there represents the builder.  In order to have your own representation, please take your agent with you or have them pre-register you.  The home will be the same price, whether you have your own agent or not.  Again, why pass up free representation?
